But how do you get what you really want and need from your home without blowing the budget? The following tips might help save you some money while still building the perfect home for you.
Figure out your wants and needs
You have dreamt about your ideal home and now it’s time to make this dream a reality. Building your new home requires a considerable amount of planning and forethought on your part. Consider what kind of features and additions you may want and then set a budget. Starting your dream home build with firm budget boundaries in place helps to ensure costs don’t blow out during construction.
Do your research
Now that you know what you want and have your budget in place, it is time to start researching builders and architects (if you want to custom build). Some ‘off the plan’ homes might have absolutely everything you need and can save you a considerable amount when compared to a custom build. Look at a variety of floorplans and discuss build costs associated, see if you can find ways to save before you begin the process.
Look for volume builders
Volume builders help you save money because they build according to economies of scale. They may have prefabricated or pre-built sections of your home ready to install. They may not only save money but could potentially complete the process in a shorter time compared to a custom builder.
Apply for grants
If you’re building your first home, you may be eligible for the Victorian First Home Owner’s Grant which will give you up to $20,000 ($10,000 for non-regional locations.) You may be able to claim one-off concessions on stamp duty such as the first homeowner with family concession, off-the-plan concession, first home buyer reductions, and more. Ensure you talk to an agent or property expert to know what you are entitled to. It may be more than you thought!
