Your Checklist to Beginning the Building Process
So you’ve purchased your land at Anchoridge and are looking to start the building process - but where do you begin?
You might have a builder in mind already, or you might be feeling completely lost and overwhelmed by the number of options. To help you get started we have put together the following checklist to begin the building process.
Step One: Research
A well-planned project always starts with research, and building your new home is no different. Take a bit of time to research a few builders, interiors, colours, orientation etc. This could begin with a quick Google search of builders available in your region or scrolling through Pinterest to get an idea of the style you like.
When researching builders, take a look at the reviews from previous customers and get an understanding of their journey with the builder. You can also get a feel for the designs and floor plans a builder offers. This will help when narrowing down your possible builders to only those that meet your needs.
Step Two: Decide on Your Budget
Time to think about the b-word - budget. While it can seem daunting to begin with, working out your budget will help you immensely in the long run. Figuring out your budget early on will mean you don’t spend your days dreaming about home designs you may not be able to afford. It will ensure you don’t commit to repayments that result in you barely making ends meet each week.
Keep in mind that if you choose to go for a custom builder, over a volume builder, you can expect a higher build price. Volume builders are able to offer a lower price point as they can buy in bulk, whereas custom builders will purchase on a project to project basis.
Step Three: Short-list Builders
With some research under your belt and your budget decided it’s now time to shortlist your builders. Visit your shortlisted builders with an idea of what you are looking for and start comparing.
Ask for quotes and examples, many builders may offer packages and incentives for you to build with them, so it doesn’t hurt to shop around.
Step Four: Choose a Floor Plan
Ahh, the fun part - floor plans! This is where it all comes together.
There will be several things to consider when it comes to your floor plans, and your Anchoridge land specialist and builder will be on hand to assist you.
Deciding what size home will fit on your block, choosing a floor plan based on your design style and pros and cons of certain floor plans are all things to consider.
Step Five: Inclusions
Many homes come with standard inclusions, which, for example, may include tiled flooring throughout, carpet in select rooms, and basic appliances. Some builders may offer additional inclusions as a promotion to be included in your contract price at no charge, or have these classed as ‘upgrades’ in which case you will need to pay additional for them.
To finalise your budget, you will need to decide what your ‘must have’ inclusions and your ‘preferred’ inclusions are, as this will inform if you add anything to your contract.
Remember some items can be added or upgraded later down the track, when budget permits.
Step Six: Sign Your Contracts
That’s it! You’ve picked your builder and your floor plan, and now you are ready to get building.
Have your contract checked over by your conveyancer or lawyer prior to signing and then you’re on your way to owning your own home!
